These reasonable house “Rules” are established for the safety and comfort of both current and subsequent guests, the preservation of property, and for the quiet enjoyment of all residents in the neighborhood. Please see the House Manual for additional information, or contact the hosts with any questions. “Guests” means registered guests and their authorized invitees. ➩ A copy of non-expired government-issued identification is required for the guest responsible for the registration. If the guest responsible for the registration changes after the time of booking, identification for both the former and new guest is required. ➩ Guests must lock the residence when it is not occupied, including when vacating the property at check-out time. ➩ Guests are strongly urged to purchase trip insurance to cover for losses against foreseeable events, such as death in the family, inability to travel because of illness, weather-related incidents, among other things. Refund for a guest’s inability to fulfill the reservation will only be issued in accord with the cancellation policy in effect at the time of the booking. ➩ Guests must notify hosts upon discovery of any condition that could foreseeably be the cause of a guest complaint or that creates a potential hazard to guests, their invitees, or the property. Guests must provide reasonable access, if such access may be necessary to assess and remedy the condition. Refunds or partial refunds will not be granted if hosts were deprived of a reasonable opportunity to cure. Avoidable damages to the property resulting from a guest’s failure to notify hosts or provide access may be assessed to guests, depending on the circumstances.' ➩ Bicycles, motorcycles, scooters, or other transportation equipment other than collapsible wheelchairs are not allowed in the home.' ➩ Smoking, vaping, the burning of incense, or diffusing of oils by guests, including cannabis or its derivatives, whether or not for medicinal use, is prohibited. These odors are difficult to eradicate, and may be offensive to subsequent guests, who may cancel and be displaced of lodging. A $375 fee will be assessed for each violation. ➩ Use of dyes, solvents, bleaches, or other harsh chemicals, whether for hair, clothing, or crafts, is prohibited on the property. These chemicals (such as ammonium thioglycolate, commonly found in hair perm products) leave offensive odors or will permanently ruin linens, towels, furniture, flooring, and fixtures. Likewise, guests may not use provided towels for wiping or absorbing tinted tanning lotions, sprays, grease, oils, solvents, or dyes. ➩ Live animals brought on site without prior notice and approval will result in a $500 fee, ejectment, and cancellation of the booking without refund. • The only exception to this pet policy is under the Americans with Disabilities Act • In addition to constituting civil fraud or civil theft, it may be a crime to falsely represent an animal as a service animal to avoid fees, obtain services, or circumvent policies, and it may be a crime to falsely claim disability status. If a guest has misrepresented an animal as a service animal, hosts reserve the right to seek financial restitution, report fraudulent claims to government authorities, and terminate the reservation immediately. • Guests traveling with a service animal must declare the service animal upon inquiry, state whether the animal is required because of a disability under the ADA, and state what specific work or tasks the animal is trained to perform for the guest. • Service animals may be excluded without refund if it is not housebroken, or if it is out of control, and the guest is unable or unwilling to effectively control it. • Any damage caused by a service animal is subject to the damages policy, including lawn or landscape damage from digging or urination. Grass killed by urination usually does not manifest for up to ten days after the incident, and requires re-seeding or sodding and weeks of uninterrupted, focused watering. Guests expressly consent to the possibility of the delayed imposition of a claim for lawn damage, notwithstanding the usual policy of the listing platform. • Guests shall not allow any service animal to roam the property untethered, unless a leash, harness, or tether interferes with the specific tasks the animal has been trained to perform. In any case, guests must prevent service animals from urinating upon any maintained grass area. Guests shall promptly remove pet waste from the property grounds and dispose of in a sealed plastic bag to be discarded in the provided outdoor waste receptacle. Guests shall not leave a service animal unattended in the property for any reason or for any length of time. If the handler exits the home, he or she must be accompanied by the service animal. • Guests shall prevent service animals from coming into contact with house furniture, which includes a prohibition of allowing the animal onto chairs, couches or the beds, unless the disclosed tasks, discussed above, specifically require the animal to be on a chair, couch, or bed, and then only for as much time as is necessitated by the task. Animals hairs are notoriously difficult to remove from linens and duvet covers, even though laundered. Guests staying at the property have a reasonable expectation that beds are provided for and have been slept in by people only. ➩ Guests shall closely supervise children around furniture that is vulnerable to damage (e.g., wooden tables that can be damaged by metal or plastic toys, or leather couches that can be scratched by metal or plastic toys). ➩ The number of overnight guests stated in the reservation agreement is strictly enforced. Infants and children count as guests for purposes of this rule. Hosts receive real-time notifications of ingress and egress to/from the property through security cameras. Invitees (visitors) other than registered guests to the property are allowed only with permission requested and granted through the listing platform. Refusal of a request shall not be a valid basis for cancellation or modification of reservation or refund. An intentional or negligent mischaracterization of the purpose or number of visitors may result in cancellation without refund and/or the imposition of additional per-person fees. ➩ No guests or invitees may occupy (sleep overnight in) recreational vehicles or tents on the property without the hosts’ express approval sought and granted though the listing platform. Additional fees may be assessed in such cases. ➩ Guests shall not insert devices directly into or make any adjustments to the LCD television display, except for the provided HDMI hub and via the supplied smart remote. ➩ Guests shall not attempt any physical or network modifications, configuration, hacking, relocation, or resetting of host-provided networking or wireless hardware or software ➩ Guests shall not use the property utilities (i.e., electricity, water, sewer, wifi, etc.) for any purpose other than occupying the house for its ordinary purpose absent express approval sought from and granted by hosts through the listing platform. For example, guests shall not plug in electric vehicles, boats, or recreational vehicles for the purposes of recharging batteries or providing electricity for heating, cooling, or other services for a boat or recreational vehicle. Guests shall not empty sewage from boats or recreational vehicles onto the property or into the septic system. If approval is granted for the charging of an electric or recreational vehicles, contact hosts regarding a modest daily fee. ➩ Except for use of a toilet plunger to remediate a clogged toilet, guests shall attempt no repair or modification of any household fixture, appliance, or appurtenance without permission sought and granted through the listing platform. ➩ Guests shall not flush or discard into any toilet or sink drain any foreign objects or materials other than toilet...
